Rental Agreement
We wish you a pleasant stay at our condo. Please note these requirements – many of which are requirements of the condo association and are strictly enforced.

Maximum Occupancy: The maximum number of guests is limited to 4 persons. An additional guest will be charged $100 per person per week. Failure to disclose all guests will result in immediate cancellation of the Rental Agreement and forfeiture of any monies paid to the Owners.

Term of the Lease: Check In is 4:00 pm and Check Out is 10:00 am. Failure to comply with the checkout time will result in partial forfeiture of the deposit at the discretion of the Owners.

Access: Guest shall allow Owners access to the property for purposes of repair and inspection. Owners shall exercise this right of access in a reasonable manner.

Rental Rate: Payment in full of the following fees shall be received by the homeowner no later than 14 calendar days prior to the first day of the rental period. If this payment is not received, the deposit will be forfeited​

Deposit: Reservations will be confirmed upon receipt of a $300 damage deposit. The deposit is for security and shall be refunded within 14 calendar days of the checkout date provided no deductions are made due to:

Damage to the property or furnishings;

Dirt or other mess requiring excessive cleaning

Any other cost incurred by Homeowner due to Guest’s stay

Absolutely NO SMOKING inside the condo. The deposit will be forfeited if violate. You also responsible for any additional cost that the owner spend to get rid of the smell.

Absolutely NO pet inside the condo.

Cancellation: Written notice must be received 60 days prior to arrival date, or deposit is forfeited.

Insurance: We encourage all renters to purchase traveler insurance.

Payment: Acceptable payment methods are personal check or money order (NO CHARGE) and PayPal. If you wish to use PayPal or Credit Card, there is additional 3.0% fee for US card and 5.5% fee for international card added the the total rent amount.

Rental Rules – failure to comply will result in partial or full forfeiture of the deposit.​

People other than those in the Guest party set forth above may not stay overnight in the property. Any person in the property is the sole responsibility of Guest.

All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Parking is limited to 2 vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. If you wish to purchase daily housekeeping, please contact the owner.

Quiet Enjoyment: No loud / unreasonable noises will be permitted between the hours of 10:00 pm and 8:00 am.

Storms: If there is a storm or hurricane, no refunds will be given unless:

​The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/o​r

The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:​​

​Any unused portion of rent from a guest currently registered.

Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
-
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
